Inspections & Estimates

Is the foundation inspection really free?

Yes. Homeowner inspections are free. We'll look at your foundation and basement, explain what's causing the problem and give you a written estimate, with no obligation and no pressure to decide on the spot.

What happens during an inspection?

We examine the foundation walls, floor and visible cracks inside, look at grading, downspouts and drainage outside and measure any wall movement. Then we explain what we found in plain language and walk you through your repair options.

How long does an inspection take?

Most inspections are completed in a single visit. The time depends on the size of the home and what we find, and we'd rather take the time to get it right than rush a diagnosis.

Will you tell me if I don't need a repair?

Yes. Sometimes the answer is a downspout extension or monitoring a crack, not a foundation repair. We'll tell you honestly, even when it means less work for us.

Do I need to be home for the inspection?

Yes. We need access to the basement and the outside of the house, and it's the best chance to ask questions and see exactly what we're seeing.

Foundation Problems

Are cracks in my basement walls normal?

Some are. Thin vertical cracks in poured walls often come from concrete shrinking as it cured. Horizontal cracks, stair-step cracks, cracks wider at one end and cracks that leak or keep growing usually point to pressure or movement. Learn more about cracked foundation walls.

What does a horizontal crack in a block wall mean?

It often means soil pressure is pushing the wall inward and the wall may be starting to bow. It's one of the cracks we recommend having inspected. See bowing and bulging walls.

Why are my doors sticking and floors sloping?

Those can be signs that part of your foundation is settling, especially if you also see diagonal cracks in drywall, brick or the foundation itself. See settling foundations.

Why do Wisconsin foundations have so many problems?

Heavy clay soil swells when it's wet and shrinks when it's dry, frost pushes against basement walls every winter and many homes have foundations and drainage that are 60 to 100 years old. Together, that puts steady pressure on foundations across the region.

Can a bowing basement wall be fixed?

Yes. Most bowing walls can be stabilized with steel wall braces installed from inside. Walls that have moved too far can be excavated, straightened and reinforced. See wall straightening and reinforcement.

Will foundation problems get worse if I wait?

Moving walls and active settlement usually keep moving, and the repair tends to become larger and more expensive over time. An inspection tells you whether yours needs attention now or can safely be monitored.

6 Questions

Wet Basements & Waterproofing

Why does my basement leak after heavy rain?

When the soil around your home becomes saturated, water pressure builds against the walls and under the floor and pushes water through cracks, the joint where the wall meets the floor and failing drainage. See basement waterproofing.

What is drain tile, and how do I know if mine has failed?

Drain tile is perforated pipe around your footing that collects groundwater and carries it to a sump pump or away from the house. Water returning to the same spots, seepage along the base of the walls and a sump that stays dry while the basement gets wet are common signs it has failed.

Is interior or exterior waterproofing better?

Each has its place. Interior drain tile and a sump pump manage water that reaches the foundation, often without disturbing your yard. Exterior waterproofing stops water at the outside of the wall. We recommend whichever fits your home and how the water is getting in.

Do I need a battery backup sump pump?

If your basement is finished, your pump runs often or you store anything valuable below grade, a battery backup is strongly recommended. Storms often knock out power right when your pump needs to run.

What is the white powder on my basement walls?

It's efflorescence, minerals left behind as water evaporates out of the wall. It isn't harmful on its own, but it means moisture is moving through your foundation.

Can a damp, musty basement be fixed?

Usually, yes. A musty smell almost always means moisture is getting in somewhere. Once we find the source, it can typically be corrected with crack repair, drainage or waterproofing.

Repairs & What to Expect

How long does a typical repair take?

Many wall bracing and crack repairs take a day or two. Interior drain tile, excavation and pier installations usually take several days. You'll get a timeline with your written estimate.

Will the repair tear up my yard?

Many repairs, including wall braces, crack injection and interior drain tile, are done entirely from inside. When excavation is needed, we'll explain exactly which areas are affected beforehand.

Can you work in a finished basement?

Yes. Some repairs require opening part of a finished wall or floor along the perimeter. We'll explain exactly what's involved before any work begins.

Can I finish my basement after foundation repairs?

Yes. Wall braces sit close to the wall and can be framed around, and interior drain tile is installed under the floor along the walls.

Do you install egress windows?

Yes. We cut and finish the opening, install the window and well and connect drainage, so your new basement bedroom is safe and dry. See egress windows.

4 Questions

Cost, Insurance & Permits

How much does foundation repair cost?

It depends on the problem, the size of the area and the repair it needs, which is why we don't quote prices sight unseen. After a free inspection, you'll get a written estimate for the specific work your home needs.

Does homeowner's insurance cover foundation repair?

Coverage varies by policy, and many policies exclude damage from settling or soil movement. Check with your insurance agent about your specific policy.

Do foundation repairs need a building permit?

Structural foundation repairs and new egress window openings typically require a permit from your city or village. We'll explain what your project requires.

Do your repairs come with a warranty?

Many of our repairs are warranty-backed. Your written estimate will spell out the warranty that applies to the specific work we're recommending.
